Impact Windows & Doors in Lauderdale-by-the-Sea, FL

Residential & Commercial Installation

Lauderdale-by-the-Sea is a small beach town set entirely on a long, narrow barrier island, with the Atlantic Ocean to the east, the Intracoastal Waterway to the west, Pompano Beach to the north, and Fort Lauderdale to the south. The Town has limited building heights since 1973, so low-rise homes and small hotels make up most of its streets, with grandfathered condominium towers at the north and south ends, and no part of town is far from salt air or open-water wind. Across Lauderdale-by-the-Sea, America's Window & Door handles hurricane impact windows, impact-rated entry and sliding doors, and commercial storefronts, with a Town permit pulled for every installation.

Hurricane Impact Windows in Lauderdale-by-the-Sea

On a barrier island, Lauderdale-by-the-Sea homes take storm winds straight off the ocean. The whole town is inside Florida's High-Velocity Hurricane Zone (HVHZ), and required pressure ratings depend on building height and wind exposure, which matters for condos facing open water. Impact units hold laminated glass in heavy frames that have passed debris-impact and cyclic pressure testing.

Outside of storm season, impact glass pays off in Lauderdale-by-the-Sea in quieter ways. Laminated glass can soften the noise of State Road A1A and the Commercial Boulevard strip, cut solar heat gain when paired with a Low-E coating, and make a break-in harder than an older single-pane unit would. For owners who spend winters here and leave for the summer, permanent protection also means no one has to put up shutters while the house sits empty.

Single Hung Impact Windows in Lauderdale-by-the-Sea

Single hung impact windows give Lauderdale-by-the-Sea owners a practical way to replace every opening in a home or condo unit at once. Census estimates put the median building year in town at 1972, well before today's impact rules, and single hung units are made in a wide range of standard sizes, which helps when fitting older openings.

Frame colors range from classic white to bronze and custom shades, so new windows can suit the Miami Modern (MiMo) buildings found throughout Lauderdale-by-the-Sea. Single hung units are also quick to spec and order, which helps with timing: the Town's code sets a six-month limit, counted from the first permit, for finishing the exterior work on a renovation.

Double Hung Impact Windows in Lauderdale-by-the-Sea

Double hung impact windows open at both the top and the bottom, which suits the mild winter months in Lauderdale-by-the-Sea, when a sea breeze can be more pleasant than the air conditioning. With the upper sash dropped a few inches and the lower one raised, hot air near the ceiling slips out while fresher air off the water comes in.

Each sash also tilts inward, so the exterior side of each pane can be washed from inside, a help on upper floors and on panes that salt spray leaves hazy after a windy week. Double hung units are offered with a choice of frame profiles and tints and fit both mid-century Lauderdale-by-the-Sea homes and low-rise apartment buildings.

Architectural and Custom Impact Windows in Lauderdale-by-the-Sea

Some Lauderdale-by-the-Sea buildings, especially MiMo designs, can have long horizontal window bands or large fixed panes that a double hung window cannot replicate. Our architectural impact windows are custom-made for each opening's exact dimensions and shape, with the product approvals the Town requires.

We work with Lauderdale-by-the-Sea homeowners, architects, and builders on custom packages, from one picture window facing the ocean to a full renovation. The Town's checklist asks for a plan marking each opening, a window schedule, wind load calculations signed and sealed by an engineer, and highlighted product approvals, and we put that package together before it is submitted.

Sliding Glass Doors in Lauderdale-by-the-Sea

In Lauderdale-by-the-Sea, a sliding glass door often opens onto a condo balcony, a pool deck, or a dock on one of the canals off the Intracoastal. Our impact sliding glass doors swap tired aluminum sliders for laminated panels in frames built to HVHZ wind-load ratings, so the view stays open without storm panels to hang each time a system is forecast.

Choices include simple two-panel units, larger multi-panel walls, and pocketing systems. On a barrier island, rollers, locks, and tracks bear the brunt of salt air, so we go over corrosion-resistant hardware and frame finish options for ocean exposure with each Lauderdale-by-the-Sea owner before anything is ordered.

Impact-Rated Entry Doors in Lauderdale-by-the-Sea

Front doors on Lauderdale-by-the-Sea homes carry the same impact requirements as the windows, and this close to the beach they also face wind-blown sand and salt year round. Our impact-rated entry doors pair that protection with finish and hardware options chosen with that exposure in mind, plus a look that suits the house.

Styles range from flush modern slabs with slim glass lites, a natural fit for mid-century homes, to raised panel designs for more traditional houses. Each Lauderdale-by-the-Sea door job comes with a properly set threshold, new seals around the slab, and multi-point locks.

Double Entry Doors in Lauderdale-by-the-Sea

Lauderdale-by-the-Sea has about 1,000 detached single-family houses among roughly 6,900 housing units, per Census Bureau estimates. Where one has an entry broad enough for paired doors, our double entry doors offer a choice of glass and panel designs, lock at several points, and carry the impact approval required across Broward County.

Fiberglass Entry Doors in Lauderdale-by-the-Sea

Coastal humidity can rust steel doors and make wood swell and need frequent refinishing, one reason many Lauderdale-by-the-Sea owners choose fiberglass entry doors. Fiberglass takes a convincing wood-grain finish, holds its shape through humid summers, and needs little upkeep, a real plus for a house that may sit empty for part of the year.

Commercial Impact Windows and Storefront Systems in Lauderdale-by-the-Sea

Lauderdale-by-the-Sea's shops and restaurants line Commercial Boulevard from Anglin's Square at the beach west to the Intracoastal, and the Town describes most of its hotels as small, family-owned operations. For these businesses we supply and permit commercial impact window and storefront systems designed to meet the Florida Building Code's commercial wind-load requirements.

For hotel and shop owners in Lauderdale-by-the-Sea, we sequence the work around guests and business hours where possible. Multi-family buildings also need a fire department permit on the Town's checklist, and we choose glass and frame finishes that fit the MiMo style the Town supports along its commercial streets.

Impact Window and Door Repair Services in Lauderdale-by-the-Sea

Sand, humidity, and daily use wear out rollers, locks, and seals over time, and flying debris in a storm can crack a laminated pane. For Lauderdale-by-the-Sea houses, condos, and hotels, our impact window and door repair services handle glass replacement, sticking sliders, worn locks, failed seals, and torn screens on most major brands.

After an on-site look, we tell Lauderdale-by-the-Sea owners and condo managers whether a repair or a replacement is the better value, weighing the unit's age, the extent of the damage, and what each path costs over time. Often a new pane, seal, or roller puts a unit back in working order without replacing the whole assembly.

Why Choose America's Window & Door?

America's Window & Door is based in Hollywood. We are an authorized PGT dealer, including the former CGI lines, and a certified general and glazing contractor. We also carry ECO Window Systems, ES Windows and ESR Impact System. On a Lauderdale-by-the-Sea project we handle product selection, the permit, installation, and the final inspection, and on condo work we coordinate with the association and property manager as needed.

Lauderdale-by-the-Sea's Building Division requires a Notice of Commencement for jobs above $2,500. Under the Town's turtle lighting rules, windows and doors within sight of the beach, including side walls perpendicular to the shore, need tinted glass with a visible light transmittance of 0.45 or less, and we submit proof with the permit.

Elle was very helpful and kept me informed! My frustration was with one door that wouldn’t lock consistently but the factory reps did come out and after several attempts they fixed the problem! It was quite the learning experience! Thank you to all that helped me with both condos! The end result is wonderful!

This great local business in Hollywood has been very helpful and professional and I higly raccomand it. Elle my sales rep, was wonderful and patience with me and guide me through the process. No pushy sales people very respectful. I got exactly the frosty privacy glass door that I was looking for. My old door and the casing around as well needs to be removed and the new door needs to be leveled and fit, which is a big job and takes 2 professional to do and the guys that came to install my door did a very good job and also helped me drilling a small hole to reposition the door alarm sensor. I did not understood the installation fee at first but it is fair and square. I shopped around and their prices are very reasonable. I also had a chance to talk to the management's/ owners and they are very pleasant. Support good local businesses that helps our neighborhood community. I hope it helps.
